Are there concessions for homes and first home buyers in ACT?

Eligible owner-occupiers pay lower rates on property up to $1,455,000, especially on the first $260,000. At least one buyer must live in the home for a year, starting within 12 months of settlement. First home buyers may pay no duty under the Home Buyer Concession Scheme, which is income-tested, so the calculator doesn't apply it automatically. Check eligibility with the ACT Revenue Office.

How is commercial property treated in ACT?

From 1 July 2026, commercial property transactions up to $2.1 million pay no conveyance duty. Above that, duty is a flat 5% of the whole value, so a $2.2 million purchase pays $110,000. Commercial use includes offices, shops, warehouses, factories, hotels and mixed-use buildings. The ACT has been lifting the threshold each year as part of its tax reform.

    Do foreign buyers pay more?

The ACT doesn't charge a foreign purchaser surcharge on conveyance duty. Foreign owners of residential land may pay a land tax surcharge instead.

    Questions

ACT stamp duty calculator: common questions

Is there stamp duty on commercial property in the ACT?

Not up to $2.1 million for transactions from 1 July 2026. Above $2.1 million, duty is 5% of the whole value, so crossing the threshold adds a large amount at once. Mixed-use property counts as commercial.

How much is stamp duty on a $750,000 home in the ACT?

For an eligible owner-occupier, duty on $750,000 is $19,208. For an investor, it's $22,200. Eligible first home buyers may pay nothing under the income-tested Home Buyer Concession Scheme.

Why is the ACT reducing stamp duty?

Since 2012, the ACT has been gradually replacing conveyance duty with general rates, cutting duty each year. That's why the owner-occupier rates and the commercial threshold change regularly.
