Are there concessions for homes and first home buyers in VIC?
Eligible first home buyers pay no duty on a home valued up to $600,000, and get a concession between $600,000 and $750,000, which the SRO calculates. Buyers who aren't first home buyers can still get the principal place of residence concession on homes valued between $130,000 and $550,000, which lowers the rate on part of the value. Above $550,000, the general rates apply to everyone.
The City of Melbourne off-the-plan and new home concessions, pensioner exemptions and off-the-plan rules can also reduce duty in particular cases.
How is commercial property treated in VIC?
Victoria is moving commercial and industrial property from stamp duty to an annual commercial and industrial property tax (CIPT). When a property with a qualifying commercial or industrial use is sold on or after 1 July 2024, the buyer pays duty as normal and the property starts a 10-year transition. After that, CIPT applies at 1% of the site value each year. Later sales of a full interest in a property that has entered the reform are generally exempt from duty, so ask the seller for a property clearance certificate showing its CIPT status.
Eligible commercial and industrial property in regional Victoria gets a 50% duty concession. Buyers can also apply to the Treasury Corporation of Victoria for a transition loan to cover duty on an entry transaction.
Do foreign buyers pay more?
Foreign purchasers of residential property in Victoria pay foreign purchaser additional duty of 8% of the dutiable value on top of land transfer duty.
