Are there concessions for homes and first home buyers in SA?
Eligible first home buyers of a new home, an off-the-plan apartment or vacant land to build a new home on can get full stamp duty relief, with no property value cap for current contracts. First home buyers of an established home pay the standard conveyance rates. There's no general concession for other owner-occupiers, though seniors downsizing may qualify for separate relief.
How is commercial property treated in SA?
Since 1 July 2018, transfers of "qualifying land", meaning land used for something other than residential or primary production purposes, attract no stamp duty. That covers most shops, offices, warehouses and factories. Amendments that took effect on 15 September 2026 clarified what counts as residential land, including display homes and certain accommodation. Farms and other primary production land are still dutiable at conveyance rates.
Do foreign buyers pay more?
Foreign purchasers of residential land in South Australia pay a foreign ownership surcharge on top of stamp duty. Check the current rate with RevenueSA.
