Are there concessions for homes and first home buyers in QLD?

If you'll live in the home, the home concession rate applies, which is noticeably lower on the first $350,000. First home buyers of an established home also get the first home concession, a fixed deduction of up to $17,350 on homes valued below $710,000, reducing in steps to nil at $800,000.

Since 1 May 2025, eligible first home buyers of a new home or vacant land for a first home pay no transfer duty at all, with no cap on the value. The concession covers the residential land only.

How is commercial property treated in QLD?

Commercial, industrial and investment property pays the general transfer duty rates, which also apply to corporate trustee duty and landholder duty. Mortgage duty was abolished in Queensland in 2008, so there's no duty on the loan itself.

    Do foreign buyers pay more?

Additional foreign acquirer duty of 8% applies to acquisitions of residential land by foreign persons, including companies and trusts.
