NSW transfer duty is charged on a sliding scale that Revenue NSW indexes to inflation each 1 July. The rates below apply to contracts from 1 July 2026.

What are the current NSW stamp duty rates?

Minimum duty $20. Residential property over $3,870,000 pays premium duty of $194,137 plus 7% of the value above $3,870,000.

Are there concessions for homes and first home buyers in NSW?

First home buyers who qualify for the First Home Buyers Assistance Scheme pay no transfer duty on a new or existing home valued up to $800,000, or vacant land up to $350,000. A concessional rate applies to homes valued above $800,000 and below $1 million, and land between $350,000 and $450,000. Revenue NSW calculates the concessional amount, so the calculator shows standard duty in that band and flags that you'll likely pay less.

There's no general concession for owner-occupiers who aren't first home buyers. Residential property above $3,870,000 pays premium property duty of $194,137 plus 7% of the value above that threshold.

How is commercial property treated in NSW?

Commercial and industrial property pays the general transfer duty rates. Premium duty doesn't apply to commercial property, and where a residential property is partly used for business, Revenue NSW applies premium duty only to the residential part. Buying a business can also attract duty on some business assets, so ask your conveyancer whether the contract includes dutiable property.

    Do foreign buyers pay more?

Foreign persons buying residential-related property in NSW pay surcharge purchaser duty of 9% of the dutiable value on top of transfer duty, unless an exemption applies.

    Questions

NSW stamp duty calculator: common questions

How much is stamp duty on a $1 million property in NSW?

Using 2026-27 rates, transfer duty on a $1,000,000 property is $39,187: $11,602 plus 4.5% of the $613,000 above $387,000. First home buyers pay full duty at exactly $1 million too, because the concessional band stops just below it.

When are NSW stamp duty rates updated?

Revenue NSW adjusts the transfer duty thresholds each 1 July in line with inflation. The rate year is set by the contract date, or the transfer date if there's no contract, so a contract signed in June uses the previous year's thresholds.

Do I pay stamp duty on commercial property in NSW?

Yes, at the general transfer duty rates, without premium duty. Commercial buyers registered for GST should check how GST affects the dutiable value, because duty is calculated on the consideration, which can include GST.
